LAND AT GLASDIR, RUTHIN, DENBIGHSHIRE

A development of 63 new affordable homes being built by Williams Homes on behalf of ClwydAlyn and in partnership with Denbighshire County Council and the Welsh Government. PROGRESS UPDATE AND LOOKING AHEAD

Work on site is progressing well and in July, phase 1 of the development was completed and 18 residents/families moved into their new homes! The development will have 3 completion phases, with phase 2 potentially being complete in Autumn 2022. The development of phase 3 is progressing well, with all foundations in place and timber frames going up. All 63 homes will be complete in spring 2023.

ENERGY EFFICIENT HOMES

ClwydAlyn’s aim is to tackle fuel poverty and help minimise the impact less energy efficient homes can have on people’s health and wellbeing. Built using greener technologies and innovative designs, these new homes are super energy efficient and benefit from:

Air source heat pumps Solar electricity panels Solar electricity storage batteries Homes positioned to maximise solar gain and natural daylight Electric car charging facilities ‘Modern Methods of Construction’, using as many natural and sustainable materials as possible Sourcing materials from local manufacturers and suppliers, keeping carbon footprint low

These homes can make a big difference. They’ll help residents support the environment; save previous energy and they could save money in the long run too.

Stryd y Friallen (Primrose Street) Llys Bedwen (Birch Place) Ffordd Llwyfen (Elm Road) Rhodfa Criafolen (Rowan Road) Llys y Feillionen (Clover Place)

The street names at Glasdir are a mixture of trees and plants that are all found locally to Ruthin and to the site as they were all named on the Ecology survey that was carried out before the development began.

RESIDENTS MOVE IN!

Congratulations to our residents who moved into their new homes! With phase 1 complete, 18 residents moved into their new homes at the beginning of July. All homes are built as lifetime homes, enabling residents to live independently for as long as possible. They are designed so that they are adaptable and responsive to the changing needs of the residents. “ We jumped at the chance to move here because the layout is more open plan, with easy access, making it easy to get around. The hall and doors are wide, there’s a big garden, a downstairs wet room and we’re moving our stair lift in today. My two-year-old is full of energy so this house will be great. Having double doors onto the garden is brilliant I can get out into the garden really easy here. “

“ It’s reassuring to know our home is efficient, I’m very much on the recycling and I’m looking forward to living in a home with solar panels and greener heating. You don’t realise how hard access is until you don’t have it, my daughter’s future with Cystic Fibrosis is a rare one, and every couple of years there’s something different happening. So just knowing that I have wheelchair access, a downstairs wet room and knowing that I’m covered for the future if anything does change with her is amazing. It’s still not really sunk in. “

MANAGEMENT OF THE SITE AND HOURS OF OPERATION

There is a Site Manager Team on site at all times, who are trained to safely manage all operations and subcontractor activity. Typical hours of operation are Monday to Friday between the hours of 8am and 6pm and Saturday’s 8am to 1pm. If at any time any specialist work needs to be carried out outside of these hours, we will contact you. We will continue to communicate regularly by newsletter as the development progresses.
